Exclusive, Accountable Care

All structural maintenance, repairs, and upgrades are managed by TBTB’s experienced team and trusted partners, who share our values of accountability and care.
No external contractors are used for structural work, guaranteeing consistent quality. Lawn care is the only exception and may be handled by tenants.
As a full-service company, we offer discounts for property management clients on construction, maintenance, repairs, and any additional services needed for the property.

Required Inspections

We require two inspections per year, typically every six months, custom-priced based on your property’s features, to catch potential issues early and avoid surprises.
Additional inspections can be requested for more frequent monitoring.

Proactive Maintenance

A minimum maintenance contract is required, covering essential services like HVAC tune-ups, septic clean-outs, dryer vent cleaning, and sump pump inspections.
These services are designed to maintain property safety, comfort, and prevent costly damage, ensuring your property is always in excellent condition.

Transparent Pricing

Management Contracts: Start at $250/month, including a one-time management fee equal to the first month’s rent (minimum $2,000). This fee ensures we have the resources to market, advertise, list, lease, screen tenants, and oversee move-ins.
We don’t charge a percentage of rent like most companies. Instead, we price services based on their true value to provide a consistent, high-quality experience and the best team for your property.

Referral Program

Earn referral credits for the life of the referral, as long as you hold an active property management contract.
Credits apply to the current contract in place or large projects like additions and remodels, offering continuous value with every referral.
Credits are earned from any work the referral hires us for every time, ensuring lasting benefits tied directly to your referral’s activity. Referral credits cannot exceed the contract amount, and no cash is exchanged.
